Grant County Permits and Valuations (Previous Year)

 

 

THE FOLLOWING INSPECTIONS ARE REQUIRED:

1) Stake out of the project.  This is to check setbacks and building separation.

2) Foundation/footer.  All steel and forms must be in place.

3) Slab/under floor.  Any component which will be covered must be in place.

4) Rough plumbing. This will include all pressure and water tests.

5) Rough electrical.

6) Framing. All plumbing, electrical and other concealed components in place and all notching, boring and cutting of framing members braced or repaired.

7) Drywall. Before tape and spackling.

8)  Final.  After all construction and grading are complete.
9)  Approved final inspection required before occupancy.

You should be completely finished with a phase before you request an inspection. To schedule an inspection call 356-4400. Our office hours are from 8 a.m. to 12:00 noon and 1 p.m. to 5 p.m. Please call 24 hours in advance, this will ensure that the Building official is available to perform the inspection.

PERMIT EXEMPTIONS:
New Construction:
  One Story detached accessory buildings used as tool and storage sheds, playhouses, and similar uses, provided the floor area does not exceed 120 square feet.  (106.2 UBC)
Additions, alternations or repairs:
 
When the valuation of an alteration or repair is less than $1000.00 a permit is not required. (310.9.1.2 UBC)

Building PermitS: What You Need to Know:
1) The front, side and rear setback are regulated by the zoning ordinance.
  Plats may require more than minimum setback.  Check the zoning requirements and restrictions required by any covenants filed with your deed. Setback line shall be determined by measuring the horizontal distance from the property line to nearest architectural projection of the building. Accessory buildings shall not be nearer than 3 feet to an interior side and rear lot line, except when a garage is entered from the alley, it shall not be located closer than 10' from the alley line.  There is a requirement of minimum of 10' distance between buildings.
2) If you plan to hire a contractor make sure they are licensed for the City of Ulysses. Permit holders who own the property and it is their place of residence may do their own work, which must be in compliance with all applicable codes. All commercial construction must be done by a licensed contractor.
3) Bring in a plot plan showing the site and any existing improvements such as buildings, wells, septic systems, as well as the proposed construction. Remember, most lot lines do not extend to the curb.  You must know where your property lines are. You may have a survey from when you purchased your property. You need to indicate set back distance, the distance between buildings and the distance from buildings to property lines. Plans need to include building structure including plumbing, electrical and mechanical.  You will need to have an estimate of cost and completion date of the project. You will need to know the legal description of your property.
4) Your permit will be issued once your plans have been reviewed. Approvals are done as quickly as possible but several days may be needed to review a large project. If your plans are acceptable you will receive a copy of your application and a permit. You need to place the building permit where it can be seen from the street. Permits for new structures are .05 per square foot with a base fee of $20.00.
Permits for Alterations/Remodeling/Re-roof and Siding are $2.00 per thousand. There is a minimum charge of $20.00 except for residential driveways and sidewalks on city-right-of way have a minimum of $5.00. 
5)  Plumbing, Electrical and Mechanical (heaters and air conditioners) are separate permits.  They can be applied for when you apply for your building permit or just before you begin the work in those areas. If you are hiring a professional in this area you will want to make sure they are licensed in the City of Ulysses and ask them if they are applying for the permits or if you need to apply. 

6)  As you begin your project remember you must call for inspections as you progress.  Special inspections or full time inspections may be required for some projects.
